Privacy Policy, Terms, & Agreement
Deposit: A nonrefundable, 25 percent deposit will be required with signed contract to hold the rental property for the dates requested in the Application. Management will acknowledge receipt of the deposit by signing this contract and providing a receipt for the deposit.
Rent: Balance of rent is payable 4 weeks in advance of occupancy and can be paid by cashiers/registered check, made out to EMA Management Services, INC. A receipt for this payment will be issued after payment has been received.
Returned Checks: Returned Checks: A $35 check fee will be charged if a check is returned to us by the bank for any reason.
Security Deposit: Security Deposit of $ 500.00 cash will be due upon check-in and refundable after inspection of home and premises at departure.
End cleaning: $130.00-$150.00 due at check out in cash or can be paid in advance with rental amount. End cleaning fee is non refundable once occupancy has occurred.
Cancellation Policy
Cancellation: If a cancellation of a confirmed reservation is necessary and EMA Management is notified up to 30 days prior to the rental period, rental amounts paid minus 25 percent nonrefundable deposit will be refunded.
In the event cancellation is necessary 15 to 29 days prior to rental period with notification that enables us to re-rent the unit, rental amounts are refunded minus 25 percent nonrefundable deposit and $100 cancellation fee. If the unit is not re-rented and is canceled between the 15th and 29th days prior to rental period, the total advance payment will be forfeited.
All cancellations made 14 days or prior to rental period forfeit all rental amounts paid.
No refund of rent for late arrival or early departure.
WRITTEN NOTICE REQUIRED FOR CANCELLATION
Hurricane/Natural Disaster Cancellation Policy: We do not refund for inclement weather, potential hurricanes, any other natural disasters, evacuation orders or any other circumstances beyond our control, while renter is a guest or under rental agreement .
Travel Insurance: We strongly encourage the purchase of Travel Insurance to protect your vacation investment. There are many different types of trip insurance available, but Trip Cancellation and Interruption protection is the most beneficial. Trips that are canceled for illness, accident, death of a family member or traveling companion, jury duty, weather conditions which cause delay/ cancellation of travel or fire or flood in your home should be covered under this type of policy.
